When should I start looking for an apartment? You should start placing your request at least 30 days prior to the date you are looking to move in, especially during the high season (May through end of October). That will ensure that you get the best options and prices at any time. During the high season most of the furnished apartments we offer are rented in advance and we have very limited inventory. |
Is a security deposit required?
Yes, there is a refundable 1 month security deposit requirement for all our furnished rentals. If the apartment is found in the same condition that it was delivered to you, the only thing that will be deducted from the security deposit will be a clean out fee, if it has been specified in the lease agreement.
For rentals of 30 days or less, we only require a $500 Security Deposit, which is held on your credit card as an authorization when moving into the apartment. |
Can I move in Today?
Yes, you can. Once you chose the short term apartment that you want to rent, your agent will send/give you all forms necessary for the apartment rental. Just fill them out and fax them to your agent immediately so you can get the lease and invoice as soon as possible. Then just go to your bank to get a certified bank check for the total amount of the invoice and you are done!. You can also wire the funds to us before 12 am and we should receive them the same day (for domestic wire transfer only).

However, Lara Group will ensure that the landlord will take care of the problem right away; your agent will be contacting the landlord and updating you until the problem is completely resolved.

|
What happens if I have a late flight and would like to stay longer in the apartment?
Move out time is at 11 am. However, if the furnished apartment has not been rented the same day, the landlord will allow you to stay in the apartment longer. Just check with your agent closer to your move out date.

Yes, you can renew your lease provided you give Lara Group 30 days written notice so we can inform the landlord right away.

What is the "Cancellation" policy?
Once you paid and signed a lease agreement, you cannot cancel your contract unless the furnished apartment is re rented for the whole rental period. If you need to get out of a lease agreement, Lara Group will help you find another client for your New York short term or long term apartment so that the landlord releases you from the lease agreement.
For short stays of 30 days or less, if the lease is cancelled 20 days before the move in date, the rent will be refunded and a 30% processing fee will be deducted from the rent. If cancelled less than 20 days before move in date, rent will not be refunded at all. |

|
How about linen and towels?
All furnished rentals provide 1 or more sets of towels and sheets. Once you use them there will be no clean replacement.

Others are in non doorman buildings where you will have to meet the super, meet your agent or come to our office to get the keys. For those apartments, your agent will make the necessary arrangements to make things easy for you when you arrive to New York.
